Edison Beach House FAQs

Refund & Cancellation
Any cancellation will incur a $100 fee. Any reservations cancelled 3 days prior to arrival will be charged a one night deposit. NO SHOWS WILL BE CHARGED THE ENTIRE AMOUNT OF STAY.

Pool & Beach
Every morning our beach is completely cleaned and then a large rake is towed over the entire beach to level and groom it. Our warm freshwater pool is cleaned every morning and chemicals are checked to ensure that they are balanced. All outdoor furniture is cleaned, dried and left for your enjoyment. You wake up to a safe, clean and groomed beach and a sparkling clear pool.

Guest Safety
The all suite Edison Beach House meets or exceeds all current safety codes. For the protection of our guests, each floor is equipped with emergency lighting and EXIT signs, fire exit, fire alarm stations, and an escape stairway at the end of each hallway. All suites, as well as our public areas, are equipped with smoke detectors and a fire sprinkler system. Additionally, all furnishing and building materials meet or exceed smoke and fire retardant federal standards.

Public areas, including hallways, are monitored through a series of cameras. Suites contain a safe for valuables large enough to accommodate most laptop computers while suite doors are equipped with electronic entrance locks with 1″ dead bolts and two 180 degree peepholes. One is mounted at a lower level for the safety of our shorter guests. All outside entrance doors are locked at night and require guests to use their key cards for entrance to the hotel. As an added measure of security, we require all Edison Beach House employees to wear ID tags.

Check-In and Departure
Check-in is 3:00 pm. To ensure a timely check-in for all our guests, we ask those departing to strictly adhere to an 11:00 am check-out. Departing guests will incur additional room charges if they fail to do so.

Advance Deposit & Payment
A deposit equal to one night room rate, plus tax is necessary to guarantee a reservation. A major credit card is required for each suite reserved at the time of booking. Reservations held without a deposit are subject to change or cancellation without notice. Management requires that all reservations, including those made by our international friends, be paid with US currency. The balance of payment due must be made during check-in with travelers checks or major credit cards.

Special Events & Holidays
Occupancy during special local events or major holidays may be subject to a minimum stay requirement. Please check with our receptionist. Rates during these times are subject to change until confirmed with a paid reservation.

Personal Checks
Personal checks are not an acceptable method of payment nor will they be cashed by our staff. We recommend guests to bring sufficient cash or travelers checks for use during their stay and confirm that their credit card is current. ATM machines are available locally.

Security Deposit
All guests registering under their own name who are not yet 25 years of age must post a $300 cash deposit and have a valid current credit card on file. An additional security deposit may be required at the discretion of the Edison Beach House management. The security deposit will not be applied toward accommodation charges and will be returned under separate cover.

Early Departure
While it is unfortunate that a guest must cut short a scheduled stay at the Edison Beach House, we regret we will be unable to issue a refund.

Guest Parking
One parking space (accommodating one automobile size vehicle) has been allocated per suite. Visitors of Edison Beach House guests must park off premises. Street and other parking areas are available. To assure space is readily available for registered guests, parking is monitored by our staff and management. Please display your parking permit at all times.

No Pets
Even though they may be adorable and extremely well-behaved, pets are not allowed on Edison Beach House grounds or in the suites. We suggest our guests make boarding arrangements prior to arriving on property. ADA compliant and licensed service animals only. No emotional support animals will be allowed on the property.

A Non-Smoking Hotel
Edison Beach House is the only non-smoking all-suites hotel on Fort Myers Beach. While smoking in the suites is prohibited, cigarette smoking is allowed on the private lanai attached to each suite and in other outdoor areas. Pipe and cigar smoking are not allowed on Edison Beach House property. Guests choosing to disregard our non-smoking policy will incur an additional charge of $200 for a complete cleaning and wall washing, and will be asked to leave.

Your Personal Hygiene & Comfort
Unlike most condo rentals, daily housekeeping services are provided for your suite at no additional charge. We use a white bedspread and a light colored blanket which along with all linens are washed after every departure. Our fine linens are washed in our own in-house laundry facility to ensure the quality you deserve and expect. You will never sleep on linens or use towels that are stained, worn, torn, sewn, or burned from laundry equipment or cigarettes at the Edison Beach House.

The ventilation system vents air to the outside, not back into the suites, keeping the rooms smelling fresh and clean. The hallways are air-conditions, but the air is never recirculated. Air circulates through doorways and the elevator shaft, eliminating odors and germs in the common areas of the building for our guests comfort and health. Air conditioning units are removed and cleaned every four months to prevent mold from accumulating so our guests with allergies will be more comfortable.

Appliances for Your Convenience
General Electric appliances including washer, dryer, full-size refrigerator with ice-maker, dishwasher, glass-top range with oven and microwave are provided in every suite along with counter-top appliances, dishes, and silverware. For your valuables, the suites contain a safe which is large enough to accommodate most laptop computers.

Inspection, Cleaning & Maintenance
All suites, unless occupied by the same continuous guest, are thoroughly inspected at least once a week to ensure that your stay with us will be a pleasant experience. We inspect for burned, cracked, chipped, or damaged kitchen items and replace them. Also at this inspection, the tops of drapes, fan blades, tops of pictures, A/C filters, and many more items are cleaned and dusted. Finally, any additional repairs including paint touch-ups are completed.
